As spring moves into summer, we are beginning to see more and more activity across the land market. A long spring means the market has been bereft of bigger and better-quality holdings, but now we are starting to see those properties trickle onto the market, keenly awaiting the big flush in about a month’s time.

One larger property that has taken the plunge onto the market is the extremely attractive package in Ballybane, Lissacarroll, near Mallow in Co Cork. Not only is this property located in prime agricultural territory, it is of top quality and is ready to use.

A bungalow, a spacious and well laid out farmyard area and 213 acres of good land ensure this property is comprehensive.

Its location, deep in the Cork countryside, ensures the land is as scenic as it is substantial.

The land

The land is located circa 20km from Mallow in Ballybane, Lissacarroll. Presented as 213 acres, it is laid out with 70 acres in stubble and approximately 143 acres under permanent pastureland.

Laid out in one block, the land is practical for a farmer. There are circa 20 paddocks in all on the farm, with 10 larger and 10 smaller holdings. Each paddock is very well fenced with electric wire. Even the paddocks used for tillage are fenced, which is handy for livestock farmers interested in the holding. The land is free draining, with circa 100 acres of dry land. The remaining land is of a slightly heavier nature but is still very good quality.

The land here is essentially perfect for any enterprise. Used in the past for suckler and tillage, it can easily be converted to a dairy farm, such is the nature and size of the property. As if being laid out in one block doesn’t make this farm practical enough, the connectivity within the holding is also top class. Circa 2km of internal roadways lead through the heart of the farm. The wide roadways, which total three and extend to all parts of the farm, are well maintained.

The farmyard

The farmyard is also a star feature of the overall holding. Located bang in the middle of the property, it contains a range of impressive modern sheds and older traditional buildings. It is also very spacious and easily allows for the operation of heavy machinery around the farmyard.

The main aspect of the farmyard is the modern cubicle shed in the centre of the farmyard. Built in 2008, it contains 200 cubicles and seven automatic scrapers that scrape into a 600,000-gallon lagoon. It is a five-bay shed that totals 120ft x 80ft in measurement. It can hold 200 cattle with comfort.

Along with this, the yard area contains an 80ft x 60ft machinery shed, a 25ft x 60ft feed store and another 30ft x 20ft shed currently used for storage. There are also two indoor cattle crushes and handling units for livestock. These are in need of slight modernisation but are most certainly usable. There is also a large concrete yard with space for two silage pits for circa 200 acres of silage.

From a dairy point of view, a parlour would need to be installed to convert this to a milking setup. Historically, the farm milked cows in the past before converting to a suckler and tillage enterprise. It would be a perfect setting for someone looking for a large dairy holding at the moment.

The bungalow

The final feature of the property is the single-story bungalow. Containing five bedrooms, with four double rooms and a single room, the house is nicely sized. It also contains two bathrooms, a dining room and kitchen.

While in need of modernisation, it is a nice residence. A circa 500-metre roadway leads you in from a county road. The views surrounding the house are nothing short of spectacular and its close proximity (circa 25m) to the farmyard ensures it would be very practical for a farmer should they wish to reside here.

Offering

The property is being offered only in the entire for a guide price of €1.5m. It is a private treaty sale. The auctioneers handling this joint sale are Liam Murphy of Liam Murphy Auctioneers and Valuers and Mike Brady of Brady Group.
