Interested in becoming a dairy farmer? Here’s a ready-made opportunity to do so, in exchange for about €2.5m.

This 145ac working dairy farm with a house at Springvalley near Summerhill in south Co Meath goes for auction next month at the hands of Sherry Fitzgerald Brady O’Flaherty.

The sheds in the main yard are in everyday use.

It’s a great advantage to a farmer if a holding is in one block – and particularly so for a dairy farm. This farm scores well in this regard. It has 129ac in one block with two further parcels nearby of c11.2ac and c5ac respectively. While separate, these parcels are themselves well located and each has significant road frontage. In addition, the farm has a second, independent yard with equestrian facilities with its own entrance.

This is the c11.2ac parcel, overlooking an industrial estate and Summerhill village.

The farm is on the R156 which links Summerhill and Dunboyne. It is 1.4km from Summerhill where there are schools, shops and other day-to-day services, 11km from Kilcock and the M4 motorway, 12km from Trim and 18km from Dunboyne. The M3 motorway is also within easy reach.

The farmhouse and main yard are together and close to the road.

Farmyard

The yard has an eight-unit herringbone Delaval milking parlour and sheds with 90 cubicles, all in use. A new owner, budgets allowing, may choose to update the setup.

There is also a four-bay slatted shed, a two-bay calf shed, various haysheds, storage sheds and machinery sheds and two silage pits with capacity for approximately 1,500t. There are also handling facilities and pens.

The house is traditional in style and has a garden to the front. This is the entrance.

The land is all in grass, slightly elevated and of good quality. It is laid out in 16 main fields and most has been reseeded in the past five years. The internal farm roads are in good condition and there is piped water to the paddocks. The main boundaries have good stock-proof fencing, piped water to all fields and there is an internal roadway.

The sand arena at the equestrian yard. It has not been used in some time.

House

The house is single-storey and traditional in style. It is c950 ft2 in area. It has an entrance hallway, four bedrooms, a living room, a kitchen/dining room and a bathroom. There is oil-fired central heating. The house requires modernising.

The rear of the house.

There is a small, enclosed yard to the rear. To the front there is a garden with a paddock and orchard. There are a number of small storage sheds beside the house in good condition.

Equestrian yard

Meanwhile, the equestrian yard has its own entrance from the R156 main road and also has frontage on to a local road. This yard has not been used for a number of years. Facilities include an American Barn with 18 stables, a 240m2, floodlit sand arena and a lunging ring.

The main yard has sheds with 90 cubicle spaces.

The 11.2ac parcel is close to the edge of Summerhill village near an industrial estate. It has frontage on two roads, the R156 and the R158. It is elevated ground, with good views. The c5ac parcel is triangular and likewise has frontage on two roads. It sits across the road from a local business.
