The farm is at Carrahane, Ardfert, and is a stone’s throw from the sea.

It’s being offered for sale by Tralee-based McQuinn Consulting by private treaty. Eamon McQuinn says that the farm is being offered in lots as well as one unit. He is guiding the entire property at €900,000. The current owners are relocating, he said.

As can be seen on the map, the property is in two divisions. One is a 60ac block of land, the other is the house and yard on approximately two acres. Both are accessed on the same laneway off the public road. This lane has right of way and shared with a neighbour.

The property is in two separate blocks, joined by a lane. The farm can be bought in different lots or as an entire.

The large block of land is very square in shape and divided into 10 fields. The land is elevated but level and it can produce plenty of grass. The fields are free draining. The pasture is clean old meadow. Land around this area is well regarded. The land has been farmed and well maintained by the current owners.

The farm brings with it grazing rights on the strip of commonage running between its boundary and the public road. This ground can be eligible for various EU and Department of Agriculture schemes. Local farmers have a good understanding of the various issues around grazing rights and commonage.

The yard has extensive sheds. These include two silage pits covered by round-roofed sheds which makes them suited for a wide range of uses. These are three bays long. Next to them is a four-bay lean-to and next to this is the newest building – a four-bay slatted house with underground tank, centre feed passage and an A-roof. This was built in 2018 under TAMS and therefore to the latest specifications.

In addition, there are some older stone farm buildings suited for storage and general use. There is a good-sized turning apron around the sheds.

Farmhouse

The farm also has a four-bedroom residence, blessed with views of the sea and mountains. The original house was extended and tastefully modernised in 2009. It’s large at approximately 3,000sq ft.

There’s a sun room downstairs with windows on three sides. The kitchen is large, very bright and clean. It opens to a dining area which again benefits from plenty of natural light. The sitting room has a fireplace with solid-fuel stove. There is also oil-fired central heating. All ceilings are high, giving a sense of space. There are three bathrooms, one of them an en suite.

According to Eamonn McQuinn, there has been good interest in the property. “There’s plenty of farmer interest in the land and we have a couple of offers in already. A generation ago this farm was run as a dairy farm. Ardfert is renowned for having top-quality land. This is a strong farming area. The land here is elevated – it never floods.

“It is also a very attractive location. There’s history to this area – it’s beside Banna Strand where famously Roger Casement came ashore,” McQuinn added.
